New Ownership schemes launched for Madliena Village

Andrew Cross, the British owner of the exclusive Madliena Village, yesterday hosted a lunch in the newly finished penthouse just over the Madliena Valley, to launch ownership schemes.

Madliena Village was successfully re-launched last year generating much interest in the 45 additional luxury apartments. Taking full account of the excellent feedback in the first year’s selling, the property encouraged Mr Cross to launch innovative new schemes for people entering the Maltese property market and becoming Madliena Village residents.

The fact that the area embraces some of the most picturesque sights in Malta is a huge asset. The valley offers magnificent walks in the relaxing and calm countryside. One may also get a glimpse of the Mediterranean. Stimulating, breathtaking views and refreshing breezes are a characteristic of this village even during dry Maltese summer days.

The new schemes launched are addressed at welcoming new residents and “thus better meet our customers’ requirements”, Mr. Cross commented.

The two innovative real estate products on offer are: The Investment Opportunity Scheme and The Shared Ownership Scheme.

Investment Opportunity Scheme

This is a scheme released for ‘buy-to-let’ property investors who are being offered a rental of “5 per cent per annum, guaranteed for five years from purchase”. Any Madliena Village property can be purchased under the scheme.

Six of the three bedroom apartments are fully furnished ready for any investor seeking immediate benefit. Others who are willing to lock in their guaranteed returns into the future may acquire one of the 32, two or three bedroom ‘final phase’ apartments available by the end of this year. The initial investment should be worth considerably more in five years time especially since a very limited supply of new property will be available in Madliena in the future.

Shared Ownership Scheme

Shared Ownership is an interesting scheme in which a group of property buyers come together to jointly purchase a single luxuriously furnished apartment which is professionally managed. The Madliena Village Shared Ownership Scheme proposes that up to 12 property seekers each own their preferred month per apartment. Keeping in mind the fact that Madliena is the most sought after district on the Islands, the Village owners have come up with plans that allow any purchaser to invest in more than one month’s occupation rights and each may have shares in more than one apartment. The scheme was set up to organise “like-minded buyers to form a joint buying club”, Mr Cross explained.
