Residential property sales rise by 11.7% in June as number of promise of sale agreements fall

Residential property sales increased in June 2026, even as promise of sale agreements declined, according to figures published by the National Statistics Office.

The NSO said that 1,117 final deeds of sale relating to residential property were registered in June 2026, an increase of 117 deeds when compared with the 1,000 registered in June 2025. The represents an 11.7% rise year-on-year.

Promise of sale agreements moved in the opposite direction. A total of 1,026 promise of sale agreements were registered in June 2026, down from 1,106 in the same month last year. This marks a decrease of 80 agreements, or 7.2%.

The figures form part of NSO’s study on residential property transactions for June 2026. The release is based on residential property registrations with the tax authority and carries a cut-off date of 2 July 2026. The NSO noted that the number of contracts or agreements signed during a particular period may differ from those registered, due to the time lapse between signing and registration.

The total value of final deeds of sale also rose strongly. In June 2026, the value of registered final deeds stood at €360.8 million, compared with €301.8 million in June 2025. This amounts to an increase of €59 million, or around 19.5%.

The June figure was also higher than the value registered in May 2026, when final deeds of sale amounted to €343.1 million. This means that while the number of final deeds fell slightly from 1,162 in May to 1,117 in June, the overall value of sales still increased.

During the first half of 2026, 6,819 final deeds of sale were registered, compared with 6,395 in the first six months of 2025. This represents an increase of 424 deeds, or around 6.6%.

The total value of final deeds in the first six months of the year reached €2.18 billion, up from €1.87 billion in the same period last year. This means the value of registered final deeds increased by around €312.9 million, or 16.7% between January and June.

Final deeds involving individual buyers, or households, also increased. In June 2026, 997 final deeds involved individual buyers, compared with 883 in June 2025. This marks an increase of 114 deeds, or around 12.9%

For the second quarter of 2026, final deeds involving individual buyers totalled 3,122, up from 2,926 in the same quarter of 2025. Across the first six months of 2026, household-related final deeds amounted to 6,160, compared with 5,793 in the first half of 2025.

The NSO tables also show that 1,240 properties were transacted through final deeds in June 2026, compared with 1,115 in June 2025. This is different from the number of final deeds because more than one property can be included under the same deed.

Apartments remained the largest category, with 400 properties transacted in June 2026, although this was lower than the 413 recorded in June 2025. Garages followed with 292, up from 263 a year earlier.

There were also 162 houses transacted in June 2026, compared with 141 in June 2025. These include bungalows, farmhouses, semi-detached villas, terraced houses and villas. Plots of land rose sharply from 57 in June 2025 to 111 in June 2026, while maisonettes increased slightly from 106 to 108. Penthouses increased from 61 to 69, while other property types, including airspace, boathouses, gardens and urban tenements, rose from 74 to 98.

At district level, the Northern Harbour district registered the highest number of final deeds in June 2026, with 307 transactions. It was followed by the Northern district with 199, the Southern Harbour district with 181, the South Eastern district with 168, Gozo and Comino with 140, and the Western district with 122.

All districts registered increases when compared with June 2025.

The Western district recorded the strongest percentage increase, rising from 90 final deeds in June 2025 to 122 in June 2026. Gozo and Comino also saw a notable increase, from 118 to 140 deeds.

The Northern Harbour district rose from 283 to 307 final deeds, while the South Eastern district increased from 148 to 168. The Southern Harbour district rose from 170 to 181, and the Northern district increased from 191 to 199.

At locality level, Birkirkara registered the highest number of final deeds in June 2026, with 73 transactions. San Pawl il-Baħar followed with 70, while Mosta registered 54 and Marsaskala 48.

Other localities with relatively high final deed activity included Ħaż-Żabbar with 39, Ħal Qormi with 38, Il-Fgura with 32, In-Naxxar with 29, Birżebbuġa with 28 and Il-Gżira with 27.

In Gozo and Comino, the highest number of final deeds in June 2026 was registered in Ix-Xagħra and Iż-Żebbuġ, with 18 each. Il-Qala and Ta’ Sannat followed with 17 each, while Rabat, Gozo registered 15.

Although promise of sale agreements fell in number, their total value increased. The NSO said the value of promise of sale agreements stood at €447.9 million in June 2026, up from €404.4 million in June 2025. This represents an increase of €43.5 million, or around 10.8%.

However, the June 2026 value was lower than the €604 million registered in May 2026.

In the first half of 2026, promise of sale agreements reached 7,621, compared with 7,277 in the same period last year. This means that, despite the June decline, promise of sale activity over the first six months of the year was still higher than in 2025.

The total value of promise of sale agreements in the first half of 2026 reached €2.99 billion, compared with €2.52 billion in the first six months of 2025.

Promise of sale agreements involving individual potential buyers stood at 889 in June 2026, down from 990 in June 2025. This represents a decrease of 101 agreements.

At district level, the Northern Harbour district also led promise of sale activity in June 2026, with 328 agreements. It was followed by the Northern district with 180, the Southern Harbour district with 155, the South Eastern district with 138, Gozo and Comino with 130, and the Western district with 95.

San Pawl il-Baħar registered the highest number of promise of sale agreements in June 2026, with 85. Birkirkara followed with 50, Ħaż-Żabbar with 45, Mosta with 42, Tas-Sliema with 40, L-Imsida with 39, Ħal Qormi with 35 and Marsaskala with 34.

The NSO said the release covers only transactions classified as residential by the administrative source. These include apartments, maisonettes, terraced houses, villas, penthouses, garages, gardens, farmhouses, plots of land for residential purposes and other residential property types.

Commercial property transactions, including business premises and warehouses, are excluded. Other categories, such as car spaces, fields, graves and redemption of ground rent, are also excluded.

The NSO also noted that only sale transactions are included. Donations, exchanges and other forms of transfer are not part of the figures.
