Lm5 Million residential property investment in Paola

The Malta Environment and Planning Authority has recently approved an innovative Lm5 million project in Paola. The A3 Towers project is an innovative concept for residential living located on the main Paola artery on a large plot bound by four streets – L-Ibjar, Ninu Cremona, New Street in Ninu Cremona and l-Arkata.

The project was conceived by architect Colin Zammit and his team, following discussions with the Major Projects division of Mepa. The result is a design where the built up area forms only 30 per cent of the total space available, leaving 70 per cent open space.

The property developers, Montebello Brothers, have invested Lm1 million in the land, Lm2 million in construction, and Lm2 million in finishing. The marketing and sales of the projected has been entrusted to Dhalia, who have a sole agency agreement for the project.

The built up area will include the first residential tower blocks on the island and will be in the form of three medium-rise steel tower structures with spectacular views of Grand Harbour and the Marsa Sports Club.

The towers will incorporate 70 luxury apartments, finished to high specifications and measuring approximately 130 square metres with terraces, and three penthouses of about 250 square metres. The building itself will introduce new materials in building design such as steel structures, glass, polycarbonates and cladding.

The A3 Towers project also includes a large open square which is considered to be a fundamental part of the design, together with a cafeteria and three lower levels of garages that will provide 170 car spaces.

The towers will also incorporate other facilities and amenities planned for beneath the residential blocks will include a pharmacy, a stationer’s, a mini-market and a greengrocer’s.

Speaking about the project, Architect Zammit said that this is a dream project aimed at offering a quality property with a good address for a lower cost.

Dhalia director Chris Grech said that this is an exciting and challenging project for Dhalia as the A3 Towers are unique in design and location. Demand for quality property in the southern part of the island is increasing and therefore this project has been created at the right time.
